Toll Brothers to launch $1 million plus homes at Heardmont Farms in Forsyth County

Toll Brothers is deepening its footprint in the Atlanta metropolitan area with the launch of a new luxury home community in Forsyth County, one of Georgia’s fastest growing residential markets.

The publicly traded homebuilder announced that Toll Brothers at Heardmont Farms will open for sale in spring 2026. Site work is already underway in Cumming, a city north of Atlanta that has seen sustained demand from move up buyers seeking larger homes, strong schools and proximity to employment centers.

The community will offer homes ranging from approximately 3,393 to 4,674 square feet, with pricing starting from $1 million. For Toll Brothers, the project reinforces its strategy of targeting affluent suburban corridors where demographic growth and household income trends support premium pricing.

Targeting growth in Forsyth County

Forsyth County has emerged as one of the most desirable addresses in the North Atlanta corridor. Population growth, high performing public schools and expanding retail and recreation amenities have contributed to rising home values over the past decade.

Toll Brothers at Heardmont Farms will be situated within an established residential enclave, offering buyers both privacy and access. Residents will be near North Forsyth High School as well as shopping, dining, golf courses and outdoor recreation.

Eric White, division president of Toll Brothers in Atlanta, said the company views the project as a natural extension of its luxury positioning in the region. The community will feature what the builder describes as sophisticated home designs paired with resort inspired amenities intended to elevate day to day living.

Planned amenities include a pool, cabana, clubhouse, fire pit and pocket park integrated into the landscape. The approach reflects a broader industry trend in which lifestyle programming plays a central role in new home sales, particularly in competitive suburban markets.

Design customization and premium positioning

The homes at Heardmont Farms are designed with open concept floor plans, expansive kitchens and three car garages. Select floor plans will offer basement options and multigenerational living suites, features that continue to resonate with buyers seeking flexibility for extended family arrangements or home office space.

Toll Brothers will also leverage its in house Design Studio model, which centralizes the customization process. Buyers can select finishes, fixtures and structural options in a single location with guidance from professional design consultants. The model streamlines personalization while allowing the builder to maintain operational efficiency across projects.

The emphasis on customization aligns with shifting buyer expectations. In the $1 million plus segment, purchasers increasingly expect homes that reflect individual taste without requiring a fully bespoke build process.

Founded in 1967 and publicly listed since 1986 under the ticker symbol TOL, Toll Brothers operates in more than 60 markets nationwide. The company has expanded beyond home construction to include mortgage, title, land development, smart home technology and related services, creating a vertically integrated platform.

The Georgia expansion comes as the broader housing market continues to navigate higher interest rates and affordability constraints. While entry level segments have faced headwinds, demand for well located luxury homes has remained comparatively resilient, particularly in Sun Belt markets.

By focusing on established high growth suburbs such as Cumming, Toll Brothers is positioning itself to capture buyers who prioritize space, amenities and school districts while remaining within commuting distance of Atlanta’s economic base.

Sales are expected to begin in spring 2026, with interested buyers invited to join an early interest list. For the builder, Heardmont Farms represents both a continuation of its Atlanta strategy and a signal that demand for premium suburban living remains intact.
