The 8 most expensive homes sold in the US in 2026 so far
America’s housing market may be struggling with affordability, high borrowing costs and weaker demand, but at its very top, buyers are still prepared to spend extraordinary sums.
The median U.S. home-sale price reached $407,730 in July, according to Redfin, while home sales fell 4.1 percent from the previous month. At the other end of the market, individual luxury homes have traded for tens of millions of dollars, with the biggest deal of the year reaching $170 million.
Waterfront land, privacy and prestigious addresses continue to command exceptional premiums. Florida has been particularly dominant, with South Florida accounting for many of the biggest home sales recorded so far in 2026.
Here are eight of the most expensive U.S. home sales of the year to date.
1. 7 Indian Creek Island Road, Indian Creek, Florida: $170 million
The standout deal of 2026 so far came in March, when Mark Zuckerberg and Priscilla Chan purchased an unfinished waterfront estate on Indian Creek Island for $170 million.
The property spans roughly 2 acres and includes about 300 feet of waterfront. Plans for the estate reportedly call for a residence approaching 28,000 square feet.
The price established a record for Miami-Dade County and further strengthened Indian Creek’s reputation as one of the most exclusive residential communities in the country. The island has become known as “Billionaire Bunker” because of its small collection of estates, private police force and roster of wealthy residents.
2. Casa Encantada, Bel-Air, California: $130 million
One of Los Angeles’ best-known estates became the second major nine-figure transaction of the year when Casa Encantada sold for $130 million at a foreclosure auction in July.
The approximately 40,000-square-foot Bel-Air residence occupies about 8.4 acres overlooking the Bel-Air Country Club. Built in the 1930s, the property has long ranked among Los Angeles’ most prominent private homes.
The transaction was notable not only for its price, but also for the circumstances of the sale. The estate had previously been marketed for substantially more, illustrating that even exceptional properties can face significant repricing before a buyer emerges.
3. 2500 E. Maya Palm Drive, Boca Raton, Florida: $75 million
Boca Raton claimed another major luxury sale in May when this waterfront estate changed hands for $75 million.
Located in the Royal Palm Yacht & Country Club, the property occupies approximately 1.7 acres and offers extensive waterfront access. The community has become one of South Florida’s premier destinations for high-end residential development, with newer homes increasingly designed around large-scale indoor and outdoor entertaining.
At $75 million, the transaction was among the largest residential sales ever recorded in Boca Raton and underlined the extraordinary values now being achieved in South Florida’s most exclusive communities.
4. 1460 North Lake Way, Palm Beach, Florida: $72 million
Palm Beach entered the year with a $72 million deal for a lakefront mansion on North Lake Way.
The property had previously been marketed for $95 million before selling off market. Its location on the Intracoastal Waterway places it in one of Palm Beach’s most desirable residential corridors.
Palm Beach has been a major beneficiary of the migration of wealthy households to Florida in recent years. Limited waterfront inventory, large lots and proximity to the island’s commercial and social centers have helped push values for prime properties far beyond the wider housing market.
5. 1660 S. Ocean Blvd., Manalapan, Florida: $70.9 million
Manalapan produced June’s most expensive U.S. home sale when an oceanfront estate on South Ocean Boulevard sold for $70.9 million.
The small Palm Beach County community has emerged as an important market for ultra-luxury homes. Its appeal is closely linked to geography, with some estates stretching between the Atlantic Ocean and Intracoastal Waterway.
The sale also highlights the continuing premium placed on direct waterfront access. For buyers operating at this end of the housing market, scarcity of land can matter as much as the size or specification of the home itself.
6. 1940 S. Ocean Blvd., Manalapan, Florida: $68.3 million
Another Manalapan estate takes sixth place after selling for approximately $68.3 million earlier in the year.
Its inclusion means the community accounts for two of the eight largest home sales on this list, an extraordinary showing for a town with a population measured in the hundreds.
Manalapan’s rise also presents opportunities for home builders working at the highest end of the market. Buyers attracted to these properties increasingly expect resort-style outdoor spaces, extensive glazing, large entertainment areas and sophisticated systems alongside traditional measures of luxury such as square footage and waterfront frontage.
7. 820 S. Ocean Blvd., Manalapan, Florida: $62.5 million
A third Manalapan property joins the ranking at $62.5 million.
The May transaction reinforces the concentration of wealth along this short stretch of Florida coastline. While Miami Beach and Palm Beach may have greater international recognition, Manalapan has become capable of producing home sales at prices comparable with the most established luxury markets in the country.
For developers, that concentration of demand is significant. Ultra-wealthy buyers are demonstrating a willingness to pay substantial premiums for a limited supply of well-positioned coastal land, particularly when a property combines privacy with newly built or comprehensively upgraded accommodation.
8. 2910 Sycamore Canyon Road, Montecito, California: $59.9 million
California returns to the list with a Montecito estate that sold for $59.9 million in April.
Montecito has long attracted wealthy buyers seeking privacy, large parcels and proximity to the Southern California coast. The Santa Barbara County enclave has also become synonymous with celebrity ownership, helping support an international profile despite its relatively small size.
The sale shows that California remains a formidable competitor to Florida at the upper end of the luxury homes market, even as South Florida dominates this year’s ranking.
A housing market increasingly divided
These transactions represent a tiny portion of overall U.S. home sales, but they offer a revealing view of where capital is concentrating.
Florida accounts for six of the eight properties on this list, with three located in Manalapan alone. California accounts for the remaining two.
That geographic concentration is occurring while conditions in the broader housing market remain difficult. Redfin reported that U.S. home sales dropped to their lowest level in nearly two years in July as high prices, elevated mortgage rates and economic uncertainty discouraged buyers.
The ultra-luxury market operates under different conditions. Buyers purchasing $50 million homes are considerably less sensitive to mortgage rates, while the scarcity of exceptional waterfront sites means supply cannot easily respond to demand.
For builders and developers, the figures illustrate what wealthy buyers are paying for most aggressively: privacy, water access, generous land and homes capable of functioning as private resorts. Those attributes are helping a small collection of American communities operate in a housing market almost entirely of their own.
