We also received the Merit award in the Custom Homes category of the Parade of Homes in 2020. With a track record spanning over two decades, Thiago (TJ) Davila, CEO and Owner of Davila Homes, is an experienced entrepreneur in the construction and development segment. His entrepreneurial journey began in 2004 when he established US Aluminum Services. The company garnered various accolades, including being featured on the Inc. 5000 Honor Roll and earning a position on the Inc. 500 list in 2009. Already a Florida Certified Residential Contractor since 2007, TJ founded Davila Homes in 2010, leading to his status as a Florida Certified Building Contractor in 2015.
Extensive project pipeline
During his interview with us, TJ describes the projects the company is currently involved in within Bay Hill. “Amongst the four ultra-modern projects we have in the works, three are currently in construction. The fourth was acquired about 30 days ago and is in the preliminary design phase. Each of these custom homes will range from 5000-to-10,000 square feet, at a price point varying from $5 million to $12 million. Two of these homes are located on the Butler Chain of Lakes while the other two will be on one-acre lots – but not on the Chain,” he explains.
Still on the topic of homebuilding projects, TJ reveals that Davila Homes is launching a new product in collaboration with a renowned Brazilian Architect. “Taking place in the Windermere area, this new project is located in the exclusive Disney community of Golden Oak. The project comprises seven new homes featuring a signature design from famed Brazilian architect, Fabiano Kawasaki, with whom we partnered. The houses will span anything from an acre to an acre and a half and all will boast a modern style designed and customized by Fabiano Kawasaki. Furthermore, they will sell for a price starting at $4 million, up to $8 million. Presently, the community is on final approvals for site development, which should be cleared in the next 60 days, and we expect to break ground on the first home in mid-2025,” he predicts.
Davila Homes has also acquired a few more projects in communities around Oakland. “One of them, called The Grove, is a 44-unit boutique subdivision set to start construction in January 2025,” says TJ. “Based across from Oakland Park, the whole community will feature houses with a modern California feel. Notably, it is within a short distance of downtown Winter Garden and its shops and restaurants. Our houses will start at a price point of $2.8 million, and we will initially release 14 of them. Lakeview, a 40-unit subdivision, is another community currently under development near downtown Winter Garden. It will include 24 single-family homes and 16 townhomes. We should begin construction by November or December 2024 and complete the project within two years. Its townhouses will be priced around $650,000, and the houses will start at $1 million,” he ends.
