Since 2001, Landsea Homes has been building communities across the US. As Tom Baine, President of the California Division, begins: “Landsea Homes is a leading national public homebuilder driven by a pioneering commitment to sustainability. In California, we quickly found our target market — entry-level and first-time move-up home buyers. However, we have communities across the country offering homes and floorplans for every stage of life.”
Creating communities
As the leader of one of Landsea Homes’ fastest growing divisions, Tom relies on decades of industry experience. “I’ve been in the residential real estate industry for the last 35 years. I joined Landsea Homes in 2018 as the Southern California Division President, and have been responsible for the planning, development, and implementation of the company’s communities in that region until recently, when I was named California Division President. I will now oversee our entire California portfolio of communities.
“Prior to joining Landsea Homes, I worked for Taylor Morrison as Vice President of Operations and managed communities in San Diego, Orange County, Los Angeles, and the Inland Empire. I’m also a Southern California native, having graduated from both UCI and Pepperdine,” he reveals.
During his time with Landsea Homes, Tom has witnessed the construction of some of the region’s most architecturally impressive communities. “I have been fortunate to work on several amazing projects with Landsea Homes over the years, but the most rewarding ones for me have been a few of our most recent, and larger, master planned communities, including Narra Hills in Fontana, and Neuhouse in Ontario.
“I was able to apply everything I’ve learned over the last 30-plus years in the business to the development of these communities. We work with some of the industry’s best design and engineering consultants to create communities that people choose to live in, time and time again, over several other communities in the area. These are communities that our homebuyers are proud to live in and call home, and ultimately, make them feel content and happy.
“We have a wonderful and collaborative team at Landsea Homes, and it’s very rewarding when a community is well received by homebuyers. It makes us feel proud of the work we have accomplished together, and we are lucky to work in a business where the overall product of our work is so tangible,” he enthuses.
Growth milestone
The company’s California dream is all about community, as Tom affirms: “With each of our projects in California, we remain focused on creating communal living environments with exceptional planning and unmatched attention to detail. Our current portfolio features five product types at different price points, all with functional floor plans that appeal to a range of buyer demographics. They offer incredible views, beautiful architecture, and a great location close to shopping, dining and major highways for work commutes.
“The community features amazing amenities including a pool, rec center, fire pits, tot lots, shade structure with barbeques, pickleball courts and yoga rooms. All of which look nice, create a place to spend time with family and friends, and support the active lifestyle that our buyers are looking for in Southern California.
“In Northern California, I’m excited about The Dublin Center (DC), in Dublin, which will also feature five different product types with great views, unique architecture and thoughtful floor plans. The community is in a very desirable area of the East Bay and is adjacent to a brand new state-of-the-art high school that will open next year. Development on The DC is slated to begin this year, and sales are expected to begin in late 2025. This was a huge milestone for Landsea Homes as it marks our largest master-planned community in the Bay Area, supporting our growth for this important region.”
Expanding portfolio
With several established and thriving communities across California, the company is now extending its reach into new territories. As Tom details: “Landsea Homes has communities spanning the state, from Southern California’s highly desirable Orange County to the booming Inland Empire region, as well as the Bay Area’s rapidly growing East Bay and Central California’s more attainable San Joaquin County.
“Across California, we have 11 communities that are either currently selling or coming soon. They include Southern California’s Avelina in San Juan Capistrano, which is a range of townhomes, Narra Hills in Fontana, a community of single-family and paired homes, and Peri in Ontario, CA, a beautiful range of single-family homes that are coming to the market very soon.
“In Northern California, we offer townhomes at Alameda Marina in Alameda, single-family homes at Blossom at Baldwin Ranch in Patterson, and more single-family homes will be arriving soon, at The DC. I’m also excited about some of our upcoming communities in the Inland Empire, Peri and Rubi, which will offer 95 single-family homes and 96 townhomes respectively. Residents will enjoy a large community pool, park with picnic area, tot lot, and an open space activity lawn. Homes are expected to begin selling later this year.
“Heading into the future, we will continue to look for outstanding opportunities to expand our portfolio across the states. I feel we are in a great position to achieve our goals for 2024 and beyond,” he concludes.
