Inside the pre-construction program turning Steg Custom Homes’ steepest builds into early completion success stories
In the heart of Sedona, Arizona, among the striking red-rock and breathtaking vistas, Steg Custom Homes just wrapped a $3.5 million custom build – six months ahead of schedule and under budget. Finishing a project this early is rare in high-end residential construction. Company President, Jim Steg, has every confidence in the reason for such prompt completion; namely, the program he built from the ground up, known as the Legacy Pre-Construction Concierge Program. “I don’t think there’s another builder across the nation that can say that they finished six months ahead of schedule,” he states.

Steg Custom Homes has been operating in Sedona since 2019, although Jim’s building career stretches back much further. He left the corporate world and a job at UPS, purchased a piece of land in 1995 and built his first house in 1997. “After building that house, I looked at my wife, Theresa, and I said, ‘You know what? I would really like to do this for a living!’” he recalls. What began with smaller homes in the late 1990s has grown into a business handling projects worth $3.5 million to $18 million, 90 percent of which is situated in Sedona’s dramatic red-rock terrain.
The company has remained family-oriented, with Jim’s oldest daughter, Rylie, working as executive assistant, and his youngest daughter, Kayla, running social media and creative marketing, while Theresa closed her aesthetician business to join the team. “I have project managers running projects up here in Sedona, and a couple more down in Phoenix, Scottsdale, and Paradise Valley, so I go back and forth,” Jim continues. “I admit I was a little apprehensive about bringing family into my business, but I can say now that it’s the best decision I’ve ever made.”

Jim launched the Legacy Pre-Construction Concierge Program roughly six years ago, born from a problem he saw repeating across the custom home industry; clients typically buy land, then head straight to an architect – a common mistake, Jim describes. Architects, no matter how skilled at design and engineering, aren’t always attuned to real-world construction costs. “The result is a bidding process where some builders lowball to win the job, while others quote realistic prices that can run $800,000 to $1 million higher, leaving homeowners blindsided,” elaborates Jim, with numbers that back up his concerns. “What is the success rate of an architect getting that home off the ground? It’s 20 percent,” he reveals. However, the Legacy Pre-Construction Concierge Program turns everything around. Before a client signs anything, they go through a 15-step process that starts with a discovery meeting, focused as much on personality as on budget.
“I want to meet my clients face to face, look them in the eye, and get to know what kind of people they are to determine whether it’s going to be a good fit for both of us,” Jim explains. From there, he creates a full schedule of values covering every construction cost, then introduces clients to three vetted architects and three interior designers – all matched to their budget and style. The payoff comes later in the build. By locking in every material and finish selection – including cabinets, countertops, tiles, paint, and roofing – before signing a construction contract, it removes the single biggest cause of delay in custom home building: clients making decisions mid-project. “Once a client has selected every finish, then we sign, I order all the materials and we get going with absolutely zero guess work,” he says. “Subcontractors have already reviewed the plans several times before construction locks the design in place.”
Concierge program
What started as an internal efficiency tool is now being positioned for something much bigger, as Jim prepares to launch the Legacy Pre-Construction Concierge Program nationally – not only offering it to homeowners, but to other builders, architects, and interior designers. “I’m trying to help the whole construction industry to make the process simpler and to get rid of any potential animosity,” he highlights. “Building homes is the easy part. The real key to being successful is being able to manage clients’ emotions.” That emotional management, he debates, is what collapses when decisions are left unresolved, as this can lead to delays where clients become frustrated and builders must explain costs that could have been avoided. By delivering the program to a wider network of building professionals, the company believes the industry can genuinely benefit from a smoother process and shed structural friction, one project at a time.
Steg Custom Homes illustrates this perfectly with the Rick Steele project – a 5800-square-foot, $6 million home featuring a full downstairs spa with a cold plunge and red-light therapy room, already set to appear on a Sedona lifestyle magazine cover for the second time this October. Built on Sedona’s steep, sandstone-heavy landscape, it demonstrates the exact complexity that the concierge program has been designed to tackle. Looking ahead three to five years, Jim tells us the business is targeting $50 million to $75 million in gross annual revenue, alongside a more deliberate approach to hiring. “I’ve interviewed 12 people in the last three months and we’re about to hire two more people,” he ends, emphasizing his search for the right cultural fit. “We’re scaling but I’m strategic about who I bring on. I recognize good work and I want people who are looking to grow with the company. My goal is to form a bigger team in the field, so I can step back from job sites entirely and can work on my business rather than within it.”
