In this Q&A, John Cannon and Wayne Visbeen explain the benefits of working in partnership

What drew you to partner with Wayne Visbeen, and how does his design philosophy align with your company’s vision for luxury homebuilding? 

For John, the partnership with Wayne Visbeen was about chemistry as much as capability. “Do Wayne and I work well together? Yes, we do,” John says. “But we’ve also become friends. I truly enjoy his company. We’ve taken the time to understand each other personally, and that makes the professional relationship stronger.” 

From a design standpoint, Wayne’s philosophy aligns naturally with John Cannon Homes’ vision. Wayne brings bold ideas and a strong architectural voice, while John approaches every home with a builder’s lens. “Iron sharpens iron.”  

For Wayne, the partnership works because neither of them simply agrees for the sake of agreement. “We challenge each other,” he explains. “When one of us brings an idea to the table, the other refines it, pushes it, tests it.” That back-and- forth isn’t friction, it’s refinement. They both share the belief that the willingness to question, debate and elevate each concept ultimately leads to stronger architecture, smarter construction decisions and better outcomes for clients. 

Can you walk us through how this collaboration came about? Was there a specific project or moment that sparked the partnership? 

The collaboration began in May 2025 after conversations about improving the traditional architect–builder model. “Architects usually work independently from contractors,” John explains. “They may charge seven to 12 percent of construction costs in fees, and then the builder comes in afterward. We started asking, ‘Why aren’t we doing this together from the beginning?’” There wasn’t one specific house that triggered it, it was more a realization that by uniting design and construction early, they could eliminate inefficiencies and provide stronger value. “Wayne works alongside our in-house design team, creating a more seamless experience for clients from the first concept sketch through construction.” 

How will this collaboration change or elevate the experience you’re offering to your high-end clientele? 

The biggest shift is integration. By combining architecture and construction under one umbrella, clients gain: 

  • Early cost guidance
  • Fixed-cost estimates before design even begins
  • Fewer revisions due to buildability conflicts
  • Reduced overall architectural fee layering 

“For me, the bottom line is creating increased value for clients,” John says. “I want to prove that no one else is providing what Wayne and I are providing in terms of benefits.” Wayne agrees: “When design and construction are aligned from the outset, the process becomes far more streamlined and cohesive. That clarity translates into greater confidence for the client at every stage.” 

What does the working relationship look like day-to-day? How are you balancing the architect’s creative vision with the practical realities of construction and client needs? 

Their personalities naturally complement each other. John describes Wayne as “always the first to jump in with new ideas.” John then refines those ideas through cost analysis, structural feasibility and construction logistics. “Something tells me we’re going to be doing this a long time,” John says.

That mutual respect creates better outcomes. Creative ideas are strengthened, not watered down, because they’re tested through real-world execution standards. 

Are there specific architectural signatures or design elements from this architect that you’re most excited to bring into your luxury homes? 

Wayne is known for strong proportions, thoughtful spatial transitions and distinctive architectural character. He focuses heavily on how a home feels as you move through it, sightlines, scale, light and flow. “Design isn’t just elevation,” Wayne says. “It’s the experience of the space.”

How do you see this partnership positioning your company differently in the competitive luxury home market? 

This partnership differentiates John Cannon Homes structurally. Instead of hiring outside architects per project, Johnn Cannon Homes operates with integrated architectural leadership built into its design-build model. “We’re providing fixed cost insight before design even begins,” John explains. “That’s powerful. It gives clients confidence.” The combination of higher design value and controlled construction cost becomes a competitive advantage in the luxury market. 

Will this collaboration extend across your entire portfolio, or are you targeting specific projects, price points, or geographic markets? 

The collaboration is strongest in signature builds, where architectural distinction plays a central role. While not every home requires this level of architectural integration, the partnership is becoming a defining element of upper-tier projects throughout Southwest Florida. 

Do you have any project case studies yet that describe a successful John Cannon/Visbeen home project? 

Many of the homes are currently in various stages of design and construction. “We’re excited to see these early projects come to completion,” Wayne says. “I look forward to standing together at finished homes, proud of the fact that we did it together and took the company to a new level.” The real proof, they both agree, is in the completed residences that showcase the unified approach from concept to completion. 

Looking ahead, is this a one-time collaboration or the beginning of an ongoing relationship? 

This is very much an ongoing partnership. The professional respect between John and Wayne has evolved into genuine friendship, something both consider foundational. “We’ve taken the time to understand one another personally,” John says. “That makes this sustainable.” 

What’s your vision for where this partnership could go in the next three to five years?  

Over the next several years, the goal is clear, establish a portfolio of completed homes that demonstrate measurable client benefits. “I want to prove that no one else is delivering what we’re delivering,” John says. “Higher value, better process, lower unnecessary cost.” Wayne shares that enthusiasm: “We’re just getting started.” Together, they believe the integrated design-build model will continue elevating both the brand and the client experience, one custom home at a time.
