“We are a family business,” begins Charlie Brennan, Chief Operating Officer at McKelvey Homes. “My father purchased the company 26 years ago, and he and my two brothers, my mom and I, are involved in the business. Between us, we handle everything from new home plan designs, to overseeing the sales team, overseeing the construction team, and also managing the trade partner relationships and pricing.
“One of the things that makes us unique is our longevity and our legacy,” he continues. “We’ve been around since 1898 here in St. Louis, Missouri. We are not in any other markets, so we focus primarily and solely on St. Louis County and St. Charles County. This is the area where we’ve lived our whole lives, and we’re not interested in chasing volume or higher production. We’re focused on quality and being the best builder we can be.
“We really pay respect to where we came from. We treat Bob McKelvey and his name with respect, and we want to do good for the community. We understand that the best form of marketing and business for us is good relationships, so we really pride ourselves on customer service and trying to do the right thing. When we build homes, we’re not looking for how to do it at the lowest cost possible. We’re really looking at building homes that are going to stand the test of time.”
Diverse experience
When it comes to operational strategy, Charlie’s leadership philosophy draws from his previous experience in the finance sector. From his perspective, preserving the company’s legacy requires disciplined financial stewardship, ensuring every decision supports both the quality of the product and the long-term strength of the business.
“I studied accounting in college. I always had a strong interest in money and understanding the numbers behind things. My previous experience in consulting, helping set up ERP systems for large corporations, gave me a strong financial perspective within this business,” Charlie elaborates. “Today, we utilize those financial principles to make sure we’re making the right decisions and controlling our costs. Using that background and focusing on the numbers helps us decide what to include in our homes, what products we can offer, what’s optional, and how we present those choices to the buyer. That’s one of the most important things in home building. A lot of people with accounting and finance backgrounds manage homebuilding operations. You might think it would be all about construction knowledge, but there are large, significant outflows of capital and debt involved with land development and construction. Really understanding those numbers is critical to being successful and standing the test of time.”

Charlie is keen to share some of the business’ most recent developments, starting with the Waterfront at Wildhorse Village, situated in Chesterfield, Missouri.

“Waterfront at Wildhorse Village is in the heart of a very desirable city within St. Louis County, Chesterfield – a location with great schools and access to beautiful parks, shopping, food, and entertainment,” he details. “What sets that community apart was that it was part of a master planned development. Clayco Real Estate Group were the developers on the project, and we were selected to build the 35 single-family residences within that community, of which we are honored.
“When they presented the conceptual plan to us, they had renderings showing apartments, luxury condos, luxury high-rise condos, mixed-use spaces, high-end restaurants and shopping, and office space. We really took inspiration from those renderings and said, ‘We’re not just putting houses in this community. We’re building a part of this beautiful mixed-use development that’s going to be the new downtown Chesterfield.’ Originally, it was more of a suburb to St. Louis County, and people would commute to the city and to Clayton for work, but this was really going to be a new centralized hub. Being in that location was highly desirable, and by drawing inspiration from the master planned renderings and concept, we designed brand new modern and contemporary products to fit into that community. We drew inspiration from the overall design and built products specifically for it. Additionally, it has two very large lakes and tens of miles of walking and biking trails right out your front door. The views are beautiful. It’s almost like the benefit of living in a city where things are very accessible and close by, while also having this beautiful natural resource right outside your door.
“In addition, our flagship project right now is called The Reserve. It’s in West County, and features luxury single-family homes. We have 115 homes in the community, with price points ranging from around $600,000 up to $2 million,” Charlie continues. “We offer three different series of homes. At the higher end, we have our Designer Series, which ranges from 2200 square feet to over 4000 square feet. They feature three-car garages, larger home sites, and more included standard features. We also offer our Liberty Series two and three-car garage homes, which have slightly smaller home sites and come in at a more economical price point, giving buyers another option.
“We worked with a land developer and designer out of Minneapolis, Minnesota, who has a method of laying out communities called Proverbia. His approach is to create the best streetscape and outdoor walkability first, then position the streets and homes around that. You’re not getting the maximum number of homes in a community designed that way, but you are getting a really beautiful and unique place to live.
“Some of the things people might not consciously notice, but definitely feel, are that the streets aren’t laid out in a typical city grid. They meander with gentle curves, and the homes are set at different distances from the street. That creates larger landscaped front yards with grass and trees between the homes and the road, giving the neighborhood more of a natural, park-like setting. There are walking trails throughout the community, along with a playground, pavilion, gazebos, firepit, and the entire site is surrounded by trees. It’s also located in St. Louis County, within a couple of miles of Wildwood Town Center, so shopping, restaurants, and grocery stores are all very close by. It’s a highly accessible location with excellent schools in the Rockwood School District.”
