How Lyon Living leverages its real estate expertise to deliver curated lifestyle communities
Established in 1989 by Frank T. Suryan Jr. as a property management business, Lyon Living (Lyon) is a vertically integrated real estate company with over $5 billion in assets across several states. The organization recently launched New Edge Living (New Edge), its foray into single-family homes and luxury for-sale communities, marking a new chapter as the company expands its end-to-end real estate model into the luxury for-sale market. Joining Frank in shaping this next phase of growth are his sons, Managing Partners Kasey Suryan and Kyle Suryan, who are helping drive the company’s evolution. Here, Kasey shares more about the company’s next chapter and the vision behind its expanding portfolio.

Distinct communities
Across both Lyon and New Edge, the company operates across a spectrum of residential product types, from multifamily communities and luxury for-sale homes to mixed-use, hospitality, retail, and private club environments. “What really sets us apart is how involved we are in every part of the process,” begins Kasey. “From land acquisition and planning to design, construction management, sales, and long-term operations, we stay close to the full lifecycle of every project. That gives us more control over quality and lets us be more responsive to the people who live in our communities.
“On the New Edge side, we’re particularly focused on curated, lifestyle-driven communities; places where architecture, amenities, and natural surroundings work together to create something truly distinct. An example of this vision is our Marama development in Nevada. It’s a 154-acre gated community in Southwest Reno, but we’ve intentionally limited it to just 72 custom homesites. That creates a real sense of space and privacy and allows the homes to feel seamlessly integrated into the land.
“It’s also in a unique location, about 45 minutes from Lake Tahoe and close to California, so homeowners have access to incredible outdoor recreation along with practical advantages like Nevada’s tax environment. We pair that with a hands-on approach, guiding buyers from their initial interest all the way through the custom building process.”
Expanding on that process, Kasey explains how Lyon approaches custom homebuilding at Marama. “Our approach to custom homebuilding at Marama is highly curated and intentionally streamlined,” he adds. “We’ve built a structured Custom Builder Program that pairs buyers with a select group of architects and builders who understand the vision for the community and the level of quality we expect. At the same time, we help coordinate approvals and keep the process moving. The goal is to remove complexity while still giving homeowners the freedom to build something special.”
Elevated experiences
In contrast to Marama, which emphasizes space and personalization with larger homesites and custom estates, Lyon also works on communities with different priorities, such as The Villas at Rancharrah. “The Villas at Rancharrah is more centrally located in South Reno and offers a lock-and-leave luxury living experience,” Kasey explains. “The residences are stacked homes with immediate access to a fully activated environment, including The Club at Rancharrah, dining, wellness, fitness, and a vibrant village setting. The Club is the original estate of the Harrah family, so we were very intentional about preserving as much of that historic character as possible while thoughtfully modernizing the property to meet today’s standards. The result is a community that feels both rooted in history and distinctly contemporary.”

Showcasing another type of community, Kasey shares more details about Lyon’s CDA National Reserve development in Idaho. “This is a place that blends great design with a strong connection to the outdoors; it feels expansive and scenic, but still very community-driven,” he says. “The community itself sits on about 1000 acres and is anchored by a Tom Weiskopf designed golf course that has been integrated into the natural terrain, as well as a newly built 20,000-square-foot clubhouse that really acts as the social hub. It features a private chef and a fine dining program, which, unlike many other private club food programs, focuses on quality and intention, from using clean, seed-oil-free ingredients to creating a more elevated and personalized dining experience.
“In addition, The Lakehouse has a private marina on Lake Coeur d’Alene, which brings in a strong waterfront component. One of the more unique elements is The Reserve, or Hunt Club, which backs onto more than 5000 acres of surrounding land. This gives residents access to hiking, biking, guided excursions, and more private outdoor experiences, all surrounded by abundant wildlife. Then there’s The Outpost, our wellness hub, with an expansive fitness center that includes red light therapy, TPI assessments, pickleball and tennis.”
New opportunity
When it comes to current projects, Lyon has just broken ground on its Ritz-Carlton residences and has recently purchased the Lakewood Center Mall as part of a joint venture, marking another evolution for the business. “We’re very excited about the vision for the Ritz-Carlton residences in Newport Beach, as it’s a unique opportunity to pair an iconic brand with an incredible coastal setting,” Kasey shares. “The design centers on elevated, resort-style living with expansive ocean-view residences and curated amenities. We’re taking a thoughtful, deliberate approach to ensure it ultimately delivers an exceptional experience that reflects both the brand and the location.
“We recently purchased the Lakewood Center Mall in a joint venture with two other companies. As one of the largest malls in the US, it sits on nearly 150 acres, spans more than two million square feet, and draws more than 22 million visitors annually. The direction is gradual redevelopment around the existing retail core to enhance the retail experience for customers, as well as the addition of for-sale housing and condominiums.”
Vision and values
With a wide range of projects underway, the company is committed to creating bespoke communities that foster luxury lifestyles for their inhabitants. Kasey shares that this vision, along with maintaining the company’s family values, is key to Lyon’s future. “We’re focused on execution, delivering high-quality products and experiences to both our owners and our residents,” he says. “This includes continuing to elevate the experience within our existing communities, like The Villas at Rancharrah and CDA National Reserve, while also ensuring that the building process for our owners in communities like Marama is as seamless and high-touch as possible. Alongside that, we’re focused on building out our fee management platform, with more owners partnering with us to manage their properties, as well as continuing to grow our construction management business.
“Lyon Living has stood the test of time, and that’s something we’re very proud of,” Kasey concludes. “We’re aiming for continued, thoughtful growth across the business as we expand in different ways. It’s equally important to us that the core of the company remains the same; we want to look around and still see familiar faces of people who have grown with us, as that sense of continuity and family is a big part of what makes the business special.
