Discover Padula Builders’ collaborative approach to exceptional homes along the Jersey Shore
For over four decades, Padula Builders Incorporated (PBI) has been shaping distinctive homes along the Jersey Shore. Founded by Lou Padula in 1985, the company began with a hands-on approach, building one home and one relationship at a time. Since then, the business has grown into one of the region’s most respected custom home builders, with more than 200 homes completed across Monmouth and Ocean counties.

Today, PBI specializes in highly custom coastal and waterfront homes, bringing the same values Lou established from the beginning: trust, transparency, strong project leadership, meticulous attention to detail, and exceptional craftsmanship. Much of PBI’s work is centered on highly custom coastal and waterfront homes, but no two projects are quite alike. Working alongside a diverse group of talented architects, the team brings each designer’s vision to life, from traditional coastal and shingle-style homes to transitional designs and the occasional modern departure. Modern Home Builders sits down with company President, Lou Padula and Vice President, Dominic Padula (son of Lou Padula), to learn more about the company’s unique approach to service and recent projects.
Truly integrated approach
“At PBI, alignment with our clients’ goals is central to the way we work. A truly custom home is deeply personal, so we take the time to understand what matters most to each client and build the project approach around those priorities,” Dominic begins. “We find that projects are most successful and client-focused when we’re involved early. That early collaboration allows design, cost, constructability, and the client’s priorities to be considered together rather than sequentially. We ask questions early, identify potential challenges, and provide the information our clients need to understand their options and make confident, informed decisions. Transparency and communication remain equally important throughout construction. Our clients have real-time access to their project through our client portal, including documents, selections, scheduling, progress, and communication. Whether they live one town over or across the country, the goal is for them to always feel informed, connected, and confident in the direction of their project.”
As Lou explains, PBI’s emphasis on early collaboration and clear communication is especially valuable on projects that call for a truly integrated approach. This philosophy shaped the company’s recent Toms River waterfront home. “This was a true design-build project, where the homeowners hired us first and we assembled the design team around their goals and vision,” Lou details.
“Architecturally, it’s a traditional coastal shingle-style home, with painted cedar shingles, a cedar roof, copper standing-seam accents, custom window grille patterns, decorative brackets, and elegant gambrel rooflines. The backyard was designed as an extension of the home, with an infinity-edge pool, fire pit, expansive patio, outdoor kitchen, and multiple seating areas. Inside, there’s a strong level of architectural detail throughout, from custom wall paneling and millwork to a three-season room with stacking doors that completely open the interior to the outdoors. The kitchen features custom cabinetry and rustic exposed ceiling beams, while the finished basement includes a golf simulator that doubles as a movie screen alongside a warm, inviting lounge area. The primary suite has a true spa-like feel, including an outdoor shower located on the private bedroom balcony. We’re extremely proud of how it all came together.”
Project expertise
That same ability to tailor the process and design to each homeowner’s vision carries through the broader PBI portfolio. While the Toms River project reflects a traditional coastal aesthetic and highly customized indoor-outdoor living, other recent and ongoing projects demonstrate the range of homes that the company can bring to life. These range from a large-scale transitional waterfront home in Manasquan to a detailed restoration of a historic property in Avon-by-the-Sea.

“The home in Manasquan is approximately 16,000-square-foot, situated on one of the largest properties in the neighborhood,” Dominic reveals. “The exterior architecture leans transitional, while the interior was carefully planned around a series of warm, intimate spaces that allow a home of this scale to still feel inviting and comfortable. The home features an expansive kitchen with custom cabinetry, a walk-in pantry and walk-through scullery, along with extensive custom millwork and trim details throughout. One of the more distinctive spaces is a custom bar room, featuring a backlit stone bar, rich, moody finishes, and custom wallpaper depicting a bathymetric map of the Hudson Canyon, a subtle nod to the homeowner’s love of offshore fishing.
“The project underway in Avon-by-the-Sea is really exciting – a full-gut renovation of an early-1900s home just one block from the beach,” he adds. “The property has had many lives over the years, most recently operating as a unique bed and breakfast. Our client purchased it with the vision of converting it back into a private residence. The project has required an especially meticulous approach. Our own crew spent more than 60 days carefully restoring and correcting the home’s underlying structure, leveling floors and walls, reinforcing existing conditions, and creating a sound foundation for everything that follows. At the same time, we’ve been able to preserve and integrate select original details, including some of the home’s beautiful, patterned wood flooring.”
Focus and involvement
For PBI, every project is an opportunity to create something truly personal. Whether building a new waterfront home or carefully restoring one with a story of its own, the company brings the same hands-on approach, close collaboration, and unwavering attention to detail that have defined it since day one. More than 40 years later, that commitment continues to be the foundation of PBI’s work, and its reputation, along the Jersey Shore.
“Over more than four decades, we’ve seen people, methods, technology, and even the industry itself continue to evolve. But what hasn’t changed is the importance of the relationships you build, the way you treat people, and a commitment to doing things the right way,” Lou affirms. Dominic adds, “We invest in our people and work hard to create an environment where they can build rewarding, long-term careers. We value the trade partners, professionals, and broader network that help us deliver our work every day, many of whom we’ve built relationships with over decades. And we never compromise when we believe something could affect the integrity of a project.
“For us, growth means getting better at what we do – building a better company, delivering a better product and client experience, and allowing the business to grow sustainably without sacrificing the focus and involvement that define our work,” he says, concluding our conversation. “We want to pursue projects that come from strong, fulfilling relationships with our clients, challenge us through thoughtful design, and give our team opportunities to take on increasingly sophisticated and complex work. At the same time, we want to continue strengthening our people, systems, and capabilities behind every project.”
