Founder and owner Graeme Daley leads this boutique design and build firm, creating highly customized residences that blend historic influence with modern living. More homeowners are discovering that the best way to get exactly what they want is to build it from the ground up, but many design and build firms begin construction on a preliminary budget and make selections during construction.

That’s where Daley Design + Build differs. In a landscape of rising residential construction, labor shortages, and growing expectations for accountability, budgets often stretched during the construction process. These pressures only reinforce the principles upon which Graeme built the company. Instead of chasing volume, he relies on a model that combines design, construction, and client collaboration under one roof.
Committed to integration
Daley Design + Build began in 2018, but its story starts well before that. Graeme’s background spans engineering, planning, design, and construction. These disciplines continue to shape how he approaches homes and business decisions today. As owner, he remains involved throughout the client journey and guides projects from the first concept through construction.
His path into residential design was not straightforward. “I basically found myself sitting in class drawing houses instead of taking notes. So, at that point, I figured out what I wanted to do. It was somewhat of a long and circuitous path to get here, but 20 years later, I am doing what I want to do.”
That early realization shaped a business built on keeping design connected to execution. Daley Design + Build never separates the creative process from construction. Clients work with one team throughout the entire project. “We are not just a builder; we design the homes too. That is really where my passion comes from. It is a lot more fun to design them and then bring them to life than just design, hand them off, and never see them again.”
His commitment to integration shapes every aspect of the business. Daley Design + Build’s team of about ten people completes only four or five residences each year. That focus lets them devote significant attention to projects that often range from $4 million to $7 million, and occasionally higher. “We have never built the same house twice. Each one is a unique design for specific customers and their wants, needs, and desires.”
Growing up in Indian Hill and traveling throughout Europe, Graeme found early inspiration in architecture far from home. “What I love about Europe is half of the buildings over there are older than our country and they are built in a way that they are not going anywhere anytime soon.”
That perspective continues to drive the firm’s design work, even as homeowners chase the latest layouts and amenities. “What I think is important is building things in a way that will last a long time. There is something to be said about a building you like that is 200 years old. Whatever style it is, it is timeless architecture, because two centuries later, it still looks good.”
The homes that many clients envision have not changed nearly as much as the economics behind them. As construction costs have climbed, budgets that once would have supported substantial projects no longer stretch as far. “The cost of construction just keeps going up. Since Covid, it has probably almost doubled in the last six years. The thing that is wild to me is I get at least a call a week from someone who says, ‘I want to build a new house in Indian Hill and I have got two or three million dollars to spend.’ I must admit to them that ‘I do not know if I can build you a house for two or three million, that satisfies your desired program, whether that be size, style, or features),’ which is a crazy thing to say.”
Aligned interests
Those conversations have made preconstruction planning more important than ever. Before construction begins, Daley Design + Build develops detailed specifications, gathers bids, and establishes budgets that give clients a clearer understanding of costs. The process is closely tied to another defining part of the business: transparency. Many builders operate through guaranteed maximum price contracts. Graeme takes a different approach. “For that number, the customer wants the most house they can get. For that same number, the builder wants to build for the least amount possible to satisfy the contract, because they will make more money.”
Daley Design + Build uses an open-book cost-plus model that keeps everyone’s interests aligned. “We show customers the proposals and bids from the vendors, material suppliers, and subcontractors. When we invoice customers, we share every invoice we have received. It is their project. We facilitate. There is no reason they should not know where all the money goes. They are spending a lot, and I think they deserve to know where it is going.”

Transparency is not just a project-management tool. It reflects how Graeme sees the relationships behind the work. “I see our customers at school, at the grocery store. I run into them everywhere because they are all in my neighborhood. The main focus of the business is taking care of people.”
Solving challenges
Alongside client relationships, building performance remains a priority. Daley Design + Build incorporates insulation systems, air-sealing strategies, geothermal HVAC systems, and construction methods intended to improve energy efficiency over the life of the home. Many of those decisions go beyond minimum code requirements.
Graeme’s attention often turns to the details behind the walls. His engineering background drives him to examine recurring construction challenges and look for ways to solve them. “We are not just building houses. We are trying to come up with better ways to build houses.” Graeme measures success differently than most of his peers. “We cannot grow bigger and maintain the level of customer service and quality we are trying to deliver. Our future is not about increasing volume. It is about continuing to refine our craft,” which means questioning the methods behind it.
Drawing on his engineering background, Graeme regularly examines recurring challenges on construction sites and looks for ways to solve them. That mindset has moved beyond project delivery and into product development. We already hold a patent for an underground pipe mount, and we have submitted a patent application for a foam corner block designed to improve insulation performance.”
At the same time, Graeme is thinking beyond the construction site. “The construction company is kind of the research and development forum for these products. When we hit issues house after house, we must ask why we keep running into this problem. We are finding solutions, as every builder in the country is probably facing the same issue. If we can fix problems for ourselves and roll out some products other builders can use, there is probably more potential on the innovation side than there is on the building side.”
For now, the homes remain the proving ground. Each project brings a new chance to test ideas, sharpen methods, and deepen relationships in the community where Daley Design + Build built its reputation. In an industry often measured by output, Graeme prefers to measure progress by design, execution, and a process built to last long after construction ends.
