
Continuing its family legacy, B3 Home Builders delivers stunning, yet inviting homes
B3 Home Builders (B3) is a luxury design and build company creating carefully constructed, design-oriented homes, hotels, and multifamily complexes across Dallas-Fort Worth and the Upper Midwest. With a passion for architectural design, B3 takes inspiration from across the globe, introducing new ideas, shapes, and forms to the State of Texas without compromising functionality and comfort.
Whether apartment rentals, hotel accommodation, or a forever home, B3 approaches every project with the same mindset and principles – attention to detail, unique architecture, and carefully considered design. Now owned and managed by Dave Patel, the business was originally his father’s, but after transitioning from his finance career, Dave fell in love with the industry and never looked back.
“B3 started almost 40 years ago now, when my father started to develop real estate,” Dave opens. “Our first project was a small exterior corridor hotel in North Carolina, but we gradually started working on larger hotels, single-family homes, and multifamily developments. Over time, we’ve evolved into the luxury realm, focusing on creating what we like to think of as functioning pieces of art in our everyday lives.
“I started my career in finance, working in investment banking in New York, so it wasn’t always my intention to join the family business. I transitioned home to help my father with the business around eight years ago and as I dug deeper into the world of real estate, I knew I wanted to stay in the industry. Although many areas appealed to me, I was most interested in residential single-family construction and its constantly evolving trends and technologies. I also love the idea of creating a space that a family will cherish for years or even generations to come.”
Although Dave now runs B3 full time, his father is still on-hand for support and guidance. “My father has more of an advisory role, so he’s not involved in the day-to-day operations, but he helps me make strategic decisions when required,” Dave explains. “I hugely appreciate his approach of providing guidance while still giving me the flexibility to learn and grow the business.”
Turning to projects, we ask Dave for an overview of B3’s capabilities and styles, as well as an overview of some of the company’s recently completed projects. “We try to stay as generalist as possible and we appreciate all types of architecture. If I had to categorize our projects, I’d say the majority are modern, but I think modern spans a range of architectural styles like modern barn homes or Californian modern,” he explains. “We’re constantly looking three-to-five years ahead to stay at the cutting edge of where trends are heading. Whether it’s India, Columbia, or Europe, we take inspiration from overseas but combine style with functionality to create beautiful homes that still provide day-to-day comfort.
Functionality with flair
“With The Cantilever, for instance, we mixed Colombian and Californian influences, implementing wood grain and warm tones to soften modern clean lines. This home is just over 4400 square feet and is a step forward in terms of how we’re combining architecture and engineering to create something completely unique. This home features a cantilever over both the front and back of the home, meaning that residents can see the entire backyard and pool from the master suite. We’ve also added wood tongue-and-groove and LED lights to illuminate the entire façade.
“However, while we’re passionate about design, we must carefully balance architecture with functionality,” Dave elaborates. “We want our homes to be warm, inviting, and comfortable spaces that people genuinely want to spend time in, yet still ‘wow’ visitors and even residents when they arrive home.”
Aside from architecture, B3 is also keen to integrate technology both within its projects and during the design and construction processes. “With severe housing shortages facing the US, the industry must find ways to build high-quality housing within a reasonable time and budget,” Dave shares. “At B3, we’re using technology in the building process to help with framework construction, which greatly impacts on-site efficiency.
“In terms of technology within homes, we’re seeing increased demand for smart solutions and customization, which enables residents to control things like lighting, heating, and speaker systems from their phones. We always ensure technologies have been tested elsewhere and are proven to bring greater efficiency or functionality before we implement them.”
Attention to detail
When it comes to B3’s supply network, Dave explains why his approach to relationships emphasizes product quality, communication, and trust. “We’ve developed a defined group of vendors and strive to create mutually beneficial relationships,” he confirms. “We have massive respect for our tradespeople, and they complement our in-house team with a wide variety of skills and expertise. By bringing suppliers into the process as early as possible, we not only ensure our approaches to the project are aligned but can also outline any expectations of one another.”
As our conversation ends, Dave turns to what’s next for B3. “We have a few lots available for 2025 and we’re on track to complete another one or two spec homes this year,” he explains. “Moving forward, we’re focusing more on the custom-building process to ensure we take clients’ requirements and desires into account as early as possible. We enjoy assisting clients with the selections and design process, but the best part is seeing their vision come to life and handing them the keys.
“B3 will remain a nimble home builder with a personal touch and a trusted point of contact,” Dave concludes. “While I want to grow the business, I love being able to visit each job site nearly every day to ensure we deliver high-quality, design-oriented homes. Our goal is to continue building excellent homes by prioritizing design, attention to detail, and client relationships.”
