Celebrating the best that South Carolina has to offer, Beverly Homes crafts dream homes for everyone
Based in the idyllic Grand Strand of South Carolina, Beverly Homes has proudly upheld its reputation as the region’s premier homebuilder for over 40 years. Founded by Randy Beverly, the company remains committed to delivering the quality homes, exceptional service, and local pride that has defined it since day one. Beverly Homes’ goal has always stayed consistent: to create homes that allow families to experience the lifestyle, comfort, and sense of community that make coastal living so special.

Beverly Homes was established in the Grand Strand and still operates there today, and its passion for the area it calls home is reflected in every neighborhood, custom home, and relationship it builds. From thoughtfully planned communities through to fully customizable design-build services, the family business believes in crafting not only beautiful homes, but harmonious lifestyles too. Combining decades of experience with quality craftsmanship and practical value, the company offers a wide range of opportunities throughout the Horry and Georgetown Counties. At the very heart of Beverly Homes, however, is a team-driven culture that embodies the core values of Togetherness, Excellence, Adaptability, and Motivation – quite literally spelling out ‘TEAM’. It’s this high level of all-encompassing expertise across construction and real estate that allows the business to continue evolving through market changes while making a meaningful impact every day.
Today, this close-knit business is greater than ever before. With further growth and evolution on the horizon, Modern Home Builders sits down with Forrest Beverly, Owner of Beverly Homes, to learn more about how the company’s passion and commitment to excellence translates into its projects and day-to-day operations.
“I always tell people – ‘Hey, I want you to be happy because there’s a good chance that I’ll run into you at the grocery store’,” Forrest begins. “Unlike a national builder, we live in the market that we serve, but that’s what we love. We run into our customers often and we look forward to it; we love to hear stories about how they’re enjoying their Beverly Homes.
“We’re unique in that we have talented people working across all levels. We put the same love into our $250,000 neighborhoods that we do into our $2 million homes. We’re a very nimble builder. We handle all the drafting and most of the process in-house, which means that we can really have our hands on the project and make sure that we’re putting out a great product for everybody.
“It’s certainly a pleasure to work with family, friends, and coworkers. We have a great team,” Forrest affirms. “Every day, we strive to not just help ourselves, but everybody around us, and that creates both a better working experience for us and a better overall experience for the homebuyers. Not every day is fun and pretty, but always very rewarding.”
Personalize and customize
Through this strong people-centric approach, Beverly Homes has created thriving communities across each of its core service areas. The business’ portfolio boasts a wide range of stunning communities across Horry and Georgetown County, including its Night Owl Farms community in Conway, Marsh Pointe in Pawley’s Island, and Cooper’s Bluff, nestled along the Intracoastal Waterway in Myrtle Beach.

In addition to its established communities, Beverly Homes also offers custom homebuilding services, giving homeowners the opportunity to create a home that’s truly individual to them. Buyers can personalize one of Beverly Homes’ existing floor plans or collaborate with the company’s in-house Custom Home Division to design a completely bespoke home from the ground up. From exterior selections like siding, shutters, landscaping, detached garages, and outdoor entertainment spaces to interior finishes including custom cabinetry, countertops, lighting, fireplaces, vaulted ceilings, and spa-inspired bathrooms, nearly every feature can be tailored to fit individual preferences. Whatever the project, however, Beverly Homes is committed to understanding each of its customers inside and out, creating relationships that last a lifetime.
“When people interview us, we want to make sure that our personalities fit and that we both understand what we’re going in for,” Forrest affirms. “The biggest thing is expectation management. We don’t do any smoke and mirrors; we’d rather know people up front, so we make sure that we cover everything, from specifications to site work and worst-case scenarios. We want to make sure that everybody is happy and on the same page.
“We also design all our homes in-house, and we have some of the best designers in the industry,” he continues. “We can customize your house to your needs, or if you like one of our plans, we can make changes fast if the lot allows, whether that’s adding another bedroom, bonus rooms, or more square footage. When somebody comes in to buy a house, they’re only signing off on the plans that we’re building on. We can then make changes from there.
“We have several customers who have bought up to three Beverly Homes. With sold out communities across the area, we have built a reputation buyers know and trust. Ultimately, we want customers to be happy in their homes; that’s what really drives us. We’re only as good as our reputation; if we do have any problems, we jump right on them and do our best to take care of them.”
Desirable neighborhoods
Presently, Beverly Homes is working on several exciting new projects. The company is currently focusing heavily on the Georgetown market and has four new projects under construction there, some of which are on the water. In addition, the business is enthusiastic to work on a new project in Florence, a brand-new market for its portfolio, as well as another larger project in Murrell’s Inlet – a quaint area located just 13 miles south of Myrtle Beach.
One ongoing project that Forrest is excited to share is Beverly Homes’ newer Kingswood on the Waterway community. Situated on the breathtaking Intracoastal Waterway in North Myrtle Beach, this community offers a premier coastal lifestyle perfect for relaxation and recreation, placing homeowners just minutes away from Cherry Grove Beach and an endless abundance of amenities. Featuring homes priced between $600,000 to over $2 million, Kingswood on the Waterway combines luxury, location, and the trusted quality of Beverly Homes in one exceptional community.
“Kingswood on the Waterway is a beautiful, first-class neighborhood with 15 homesites on the waterway and an additional 60 inland. The community is a golf cart ride away from the beach, with lots of amenities, from pools to day docks and more. It’s probably one of our most sought-out neighborhoods going on right now,” Forrest details.
As Beverly Homes continues to grow across the Grand Strand and beyond, the company’s foundation remains firmly rooted in the same values that have guided it for more than four decades: quality craftsmanship, community connection, and a genuine passion for helping families create meaningful lifestyles. Whether developing expansive neighborhoods, designing one-of-a-kind custom homes, or expanding into new markets, Beverly Homes continues to approach every project with the same level of care, adaptability, and attention to detail that has earned the trust of generations of homeowners throughout South Carolina.
Positioned for the future
Looking ahead to the future, the company will continue to set the benchmark for coastal living by combining exceptional locations with thoughtfully designed homes and a deeply personalized customer experience. For Forrest Beverly and the wider team, success is not simply measured by the number of homes built, but by the lasting relationships formed and the communities created along the way.
“Our biggest challenge is to make sure that we’re bringing the right product to market, and I think we do a really good job of that. We’re nimble and able to stay ahead of fast-changing trends. We’re also excited to now be moving into the Florence market,” Forrest says.
“Over the next five years, we’re going to continue to grow our team so we can tackle anything the market gives us,” he reveals, concluding our conversation. “We’re going to buy land in good places to make sure that we’re in the right position to provide a good product and thrive should the conditions change. As long as we’ve got the right people, we can handle anything that comes our way.”
With a strong reputation, a loyal customer base, and an exciting pipeline of future developments ahead, Beverly Homes is well-positioned to continue shaping the future of homebuilding across the Grand Strand for many more decades to come.
