Bluewater Construction was started by my father-in-law over 20 years ago,” begins Mike Marciniak, owner and President. “After college, I went into multifamily development and started a property management company. He was helping me build multifamily projects, and through that process I became more involved in construction. A few years later, I earned my contractor’s license, and when he started thinking about stepping away from the business, I realized I didn’t want to see everything he’d built disappear.
“We partnered for six years, and during that time I learned a tremendous amount from him. He was an excellent builder, and those years also gave me the opportunity to identify areas where we could improve. I developed a vision for what I wanted the company to become once I took full ownership.”
One of the biggest changes was building a dedicated team, something the company had never really had before. As such, over the past couple of years, Mike has focused heavily on refining Bluewater’s processes and creating a strong company culture centered around collaboration, innovation, and continuous improvement.
“I think that’s what really sets us apart,” he shares. “We’ve embraced technology at every level – from AI-powered project tools to advanced construction management platforms – and it’s fundamentally changed how we plan, communicate, and build. By combining the craftsmanship the company was founded on with modern systems and a forward-thinking mindset, we’ve built a business that’s constantly evolving while staying true to its roots.”

“I like to compare our work to a diamond. You can have a stone that looks beautiful at first glance, but if it has inclusions, we see them, even if most people never would. That’s the level of attention we bring to every project. From the ground up, everything is carefully planned and executed to the highest standards, with tight tolerances and an uncompromising focus on the details.
“Because of that, we’re not the right builder for everyone, and we’re intentional about the projects and clients we take on. That doesn’t mean we only pursue large jobs. If it’s the right client, we’re just as happy to take on a smaller project. What matters is maintaining the level of quality and service we’re known for.
“We also make a conscious decision not to overextend ourselves. We only take on a handful of projects at a time so the same core team can oversee every build. We don’t want to constantly bring in new people or rely on unfamiliar subcontractors. Keeping the same trusted team on every project is one of the biggest reasons we’re able to consistently deliver the quality our clients expect.”
One such project is a home on Longboat Key, in which everyone on the team feels personally invested. “When it’s finished, we expect it to be one of the highest-valued homes in the region, making it a landmark project,” Mike elaborates. “More importantly, it’s been transformative for our company. Its scale and complexity have given us the opportunity to refine our processes, develop best practices, and execute every detail to an exceptionally high standard. We’re now moving into interior finishes, with completion expected in about a year.”
Mike believes one of Bluewater’s biggest differences is its mindset. While the traditional builder model often centers around a single decision-maker, Bluewater has taken a fundamentally different approach. “We’ve intentionally built a culture that’s collaborative, curious, and always searching for better solutions. Every member of our team – from our project managers to our most trusted trade partners – brings genuine expertise and personal investment to each project. We believe the best ideas can come from anywhere. Rather than top-down decisions, we rely on shared expertise and continuous improvement,” he enthuses.
