Founded in 1982, the company expanded into neighborhood development in 1998, giving it a unique role in shaping not only individual homes but entire communities. Rather than building on lots developed by others, Bill Roberts carefully plans each neighborhood, creating thoughtfully landscaped environments where every element contributes to a cohesive sense of place.

“Our goal is to create neighborhoods and homes that feel intentional rather than cookie-cutter,” begins Allie Bowser, Vice President of Design. “Clients can work with us from beginning to end. We create plans in-house, estimate everything, and then our interior designers, project managers and superintendents carry that vision all the way through construction.”

This integrated approach has become one of the company’s defining strengths. Instead of coordinating multiple consultants, clients work with a single, collaborative team throughout the entire process, allowing ideas to evolve efficiently while maintaining consistency.

“We cover everything from first sketches to the finished home,” adds Cody Reed, who leads the company’s in-house sales division. “Rather than having to choose a neighborhood, find an outside designer and then select a builder, everything works together as one cohesive process.”

Buyer behavior

That collaboration extends beyond custom homes. Today, Bill Roberts’ projects are split roughly 65 percent spec and 35 percent custom, though that balance shifts depending on demand. Whether building a speculative home or designing entirely from scratch, the team approaches every project with the same philosophy: each home should feel unique.

“We study buyer behavior constantly,” Cody explains. “I spend every weekend talking with buyers, and as a team we combine those conversations with Bill’s decades of experience and Allie’s design expertise to understand what the market is asking for. We also design around the lot itself so every home feels like it belongs exactly where it’s built.”

For spec homes, the company starts with floor plans that have proven successful before tailoring elevations, layouts and finishes to suit individual neighborhoods. The result is a collection of homes that feel curated rather than repeated.

Custom projects offer even greater freedom. Some clients arrive with extensive Pinterest boards or online plans, while others simply describe how they want to live. From there, the Bill Roberts team develops a completely bespoke design.

Stylistically, the company deliberately avoids being defined by any one architectural niche. “We pride ourselves on not having a defining style,” Allie says. “We’ll do anything from contemporary to traditional and everything in between. Every client is different, and we believe their home should reflect that.”

Supporting lifestyles

Over the years, the company has built a strong reputation for its empty-nester communities, featuring maintenance-free living and highly landscaped surroundings, while more recently expanding into developments designed for growing families. Across every neighborhood, the focus remains the same: creating environments that support the lifestyles of the people who live there.

Changing buyer priorities continue to shape that work. According to Cody, today’s homeowners are placing less emphasis on square footage and more on flexibility, wellness and everyday functionality.

“People want homes that fit the way they actually live,” he explains. “We’re seeing increased demand for spaces like saunas, cold plunges and wellness rooms, alongside homes that are energy-efficient and highly functional.”

Allie has also seen significant changes since the rise of remote working. “Before, people wanted a beautiful formal study that was rarely used,” she says. “Now those spaces need to function every day. Sometimes we’re designing two home offices or creating study nooks because both homeowners work remotely.”

Among the company’s most exciting current projects is a sprawling custom residence inspired by Napa Valley architecture. After spending some time pondering different homesites, the clients ultimately found a property that allowed the design team complete creative freedom.

The single-story home will feature stone and stucco finishes, gallery hallways, a gym, study, expansive primary suite and dedicated family wing, while the outdoor living area will include retractable screens, a resort-style pool, fire features and extensive entertainment space.

Close-knit team

Alongside individual custom homes, Bill Roberts is continuing to expand its flagship Annecy development. The company has recently launched a new phase of The Lakes at Annecy and is preparing to release additional homesites within The Manors, providing a strong pipeline of projects for years to come. A new model home is also scheduled to open later this year, showcasing the latest thinking from the company’s design team.

As Bill begins to step back from day-to-day operations, the business is increasingly driven by a close-knit leadership team whose collaborative approach ensures continuity while positioning the company for its next chapter.

“The team we have right now is so cohesive, and everyone really shines in their role,” Allie concludes. “Bill has built an incredible foundation, and now we’re continuing that vision together. We’re always looking for new opportunities and new communities to develop, while staying true to the thoughtful design, quality and relationships that have defined the company for more than four decades.”
